There are moments that mark a market before, and after. The announcement on 29 April 2026 that Belgian listed developer Immobel and Miami-based Fort Partners had secured full land control for the Four Seasons Marbella project is one of those moments.
After nearly a decade of planning, permissions and negotiation - during which the project became something of a local legend, debated in council chambers and whispered about in property circles from Geneva to Riyadh - the deal is done. And its implications ripple far beyond the 32 hectares of beachfront at El Pinar, roughly three kilometres east of Marbella's Old Town.
What Has Actually Been Confirmed
On 29 April 2026, Immobel and Fort Partners announced they had acquired 90 per cent of the land from Marbella businessman Ricardo Arranz. The purchase follows an earlier acquisition of approximately 20,000 square metres from developer Tomás Olivo for around €53 million. The project now controls roughly 32 hectares of coastal land with approximately 750 metres of direct beachfront access.

The 127 residences are divided across approximately 40 apartments, 54 townhouses and 33 villas - a product mix that spans the market from the ultra-high-net-worth villa buyer to the cosmopolitan second-home apartment investor. The project's original budget was cited by Immobel at €740 million. Commercialisation of residences is expected to begin in the first half of 2027, with first deliveries anticipated by end-2029 and full project completion projected for 2031–2032.
On 10 February 2026, Marbella Town Hall had already advanced the El Pinar urbanisation scheme - a €9 million infrastructure package covering 26,000 m² of new roads, pedestrian bridges, A-7 acoustic screens and service road extensions - a critical regulatory milestone that cleared the final bureaucratic path to construction.
A Four Seasons address does not merely denote luxury - it anchors a new benchmark price for every comparable property within a ten-kilometre radius.
Why Branded Residences Are the Smartest Play in 2026
Branded residences are not merely a lifestyle statement. They are a structural market phenomenon. According to Savills' 2025/2026 research, branded residences command a price premium of approximately 25–35 per cent over comparable non-branded properties - rising to roughly 39 per cent in resort locations. Knight Frank's The Residence Report 2025 forecasts 1,019 branded-residence schemes globally by 2030, up from 611 today and a mere 169 in 2011.
The Costa del Sol's branded pipeline is accelerating. The W/Marriott in Marbella, Marea by Missoni at Finca Cortesín, The Summit by Elie Saab and Tierra Viva Lamborghini Villas in Benahavís all sit in various stages of development. But Four Seasons, with its unrivalled global reputation and UHNWI clientele, is the anchor that validates the entire corridor.
The East Marbella Corridor Effect
The El Pinar site sits within the Río Real–East Marbella corridor, historically undervalued relative to the Golden Mile or Nueva Andalucía. That discount is already compressing. The Elviria micro-market, one kilometre east, recorded price per-square-metre growth of over 20 per cent in 2025 alone. Analysts expect the Four Seasons announcement to accelerate this trend materially.
The Four Seasons residences will not launch pre-sales until 2027. That window - roughly twelve to eighteen months - represents the last opportunity to buy in the surrounding Río Real and East Marbella corridor at prices that have not yet fully priced in the Four Seasons effect.
Branded-residence buyers who entered comparable projects (Aman Residences in Montenegro, One&Only in Cape Town) in the pre-sales phase consistently saw valuations exceed initial purchase price by 30–50 per cent before delivery. The pattern is well-established. The timing, right now, is the opportunity.
